Why is it important to leave my lights on for showings?

When selling your home you want to sell lifestyle! This means decorating and picture placement and last but not least, lighting is super- important. The lighting will help make your space look bigger, brighter and more inviting for potential viewers.

Is an Agent's commission negotiable?

Yes, today with the steep competition we agents feel, it is quite common to have agents willing to cut commission in order to get your business. Generally speaking the going rate is 2.5% to the buyers agent, and the 2.5% to the sellers agent is the portion that can be negotiable. It really is up to you to negotiate with your agent over the rate and level of service that you are both comfortable with. Can I carry my mortgage over to my new house?

Yes you usually can, this is called a portable and blended mortgage. The bank will take your existing balance and rate and blend it with the extra amount of mortgage you require at the current rate.

For example: Existing mortgage of $150,000 at 5% will be blended with the extra amount of $50,000 that you need at the current rate of 4% to give you a blended mortgage of $200,000 at roughly 4.5%.

Do we need to be concerned about Lock Boxes?

In a word, no. Lock boxes have become a way of life in this industry. Bottom line is, if you want to let people have access to your home (and you do, the more traffic you have the better chance it will sell quickly!) this is the easiest way for both parties. There should always be an agent present to show your property, they would most certainly be close at hand to ensure nothing goes missing and to answer the viewers questions.

What is the standard closing time and market time?

While the closing time varies depending on what is negotiated at the time of the offer, it is generally anywhere from 30 to 90 days (with some closings being as late as 120 days).

The average marketing time on the Toronto MLS Board is 41 days. Marketing time depends on several marketing factors and timing. If the market is hot as it usually is in the spring, your market time is shorter, it could be on the market for just a day or two, to a couple of weeks. If you list in the summer or closer to December your market time is generally longer, it could be 3wks - 8wks. Remember, a lot depends on pricing, the presentation of your home, your agent's understanding of marketing and the depth of market exposure your agent provides.
