Working with an Agent

A good, experienced agent develops an intuition about real estate values and an eye for a great piece of property. In the business for the long run, they will become a trusted guide and ally in your home buying process.

A good agent will:
  • Advise you on what not to do - There are a myriad of pitfalls in choosing the right property. Purchases can be a poor investment for several different reasons - bad area, odd house, poor street, poor timing, paid too much, unknown future area development, etc. A good agent will help to steer you away from making a mistake by bringing the problems to your attention although ultimately, of course, you make the decision.
  • Clarify your priorities and options - We call this market testing your wish list. In reality, are there houses out there to fit the bill? If not, what are the compromises? It is often a difficult compromise between older and newer homes in the GTA. For example, the larger square footage, modern amenities and design in new developments versus older established neighbourhoods with mature trees and big gardens!
  • Advise you on market timing - A diligent agent will advise you on market conditions and timing (see Seasons for Selling). There are general patterns to the market activity and how it affects you in the buying and selling process.
  • Help you understand location and value - It is important to know the reputation of the neighbourhoods and the pockets within the neighbourhoods. The knowledge of a local agent is critical to ensure that you are buying in a good area and you are paying fair value for the home.
  • Guidance through the offer process - Protecting your interests with conditions and clauses. Carefully checking the market data and comparables. Negotiating with skill and diligence of your behalf.
  • Finding the right people for legal and mortgage assistance - This is one of the first steps in the process.
  • Represent your interests - With a buyers agency contact, the agent is contracted by law to look after your interests.
In short, the best agent for you is the agent that you feel will best take care of your family's interests in a diligent, caring and professional manner.
